Nice guy he is a bit strange..a purple hippo with black cow spots. But he does pay his rent so he gets to stay.

Well Life sucks...:(

I got up last nite for a snack....decided that chinese food in the fridge has met it's match. I had the bathtub on the second floor 1/4 full of water. I was cleaning the lid to my Fishtank. Well I decided that I would let out the water and finish the job in the morning.

I'm standing in the kitchen singing the death knoll to this wonderful chinese food..when I get a drip of water on my head. One drip, thought I was dreaming, then it started to flow faster and pour out of the ceiling fan above my head... I set down the plate and ran for buckets..LOL

Needless to say it ruined my kitchen ceiling...now my ceiling looks like this.

Last night was was too busy chasing buckets to notice it but later in the day when we cleaned up that hole and started to really look at what was going on, did we notice.

yes you are seeing right, that is a switch box!!, not a octogon box, like CODE requires.
And also notice...it is 2 wire old knob and tube wiring in the box but newer copper coming out, This means NO GROUND!!!
And also notice, it is not attached to that floor joist, the wire is holding it up...

Now I'm no plumber, but why put a sinktrap in the ceiling??? Should I leave a access door??, code requires that I do???

Well needless to say, I'm pissed!!!!! Water was flowing very near that electrical connection, it could have been very bad for me and my girl..:( So with the hole cleaned and ready I am making repairs. I bought the proper box to hang the ceiling fan from and hopefully contain those wires...My heart says to run a new copper line from the basement to the switch then to the light. But since this is a rental!!, I am going to see If the Landlord will help with the costs..If not. WE ARE MOVING!!! I never realized what a deathtrap this house is.....Time to buy a house!!!!!!

Dang, rentals can suck. We had one when I was a kid that had electrical boxes in the basement that where made out if wood. Seriously, someone had made electrical boxes out of 1X4's.
If the landlord is a jerk about it maybe report the house to whatever kind of agency oversees that stuff in Canada. Who knows what else might be half as-ed in there.

The trap is supposed to be there. Water stays in the bottom of the trap keeping the stench of sewer out of the house. Every drain has one.

Yea, it's called a P-trap(becaus it's shaped like a P). Ground level tubs have the p-trap as well in the crawl space or buried in the slab. So what was the ceiling fan hanging from? That unattached switchbox? the sheetrock?

HELP with the cost? He needs to pay ALL of it. The light mounting and wiring being a hazard and the damage was from a leaking pipe, so it wasn't your fault. The landlord is 100% liable. He either fixes it immediately or you do it (with his permission) and deduct from rent the cost of parts and your standard labor cost. I'm thinking that job will run $300-$500 including materials. The only problem may be that you are not a certified/bonded electrician, plumber or drywaller. LOL

That SUCKS!! I agree landlord should pay it ALL!! And it should NOT come out of your security deposit. At the very LEAST, landlord should buy the material and comp you on your rent if you do the labor.

BTW...another word that can be spelled backward...RACECAR...coincidence? I wonder.

I agree with Nomaboy...I could call up my uncle for ya, hes a licensed residential electrician, but he lives in Aylmer..ur best off to talk to the landlord and get it done RIGHT.

Well I called the property manager...I was told nothing was wrong with the tub upstairs so I am on the hook for the repairs, since it must have been me that broke it..!?!!?!?

Anyways instead of fighting with my PM, I decided to fix it, Yes I know I am not a licensed anything, but it has to be done. And after 15 years working with my parents in a high rise apartment building (Supt has it privilages), I went to work

Off to Canadian Tire we be go....

one bucket drywall goop, ...........$5.29
one roll fibratape, .....................$6.99
one 6 inch drywall knife, ............$2.09
one octo box with joist hanger, ...$2.29
one piece 1/2 drywall, .................free
one tube 100% silicone sealeant, ...free

Total......................................$16.66


First I replaced that switchbox that was holding up the ceiling fan, installed the octobox with hanger. Dropped 6- 1 inch screws in that puppy it ain'y coming down anytime soon..

Then the leak was a bit tougher since it was steel pipe to plastic, The pipe was connected by about a pint of yellow glue. now the yellow stuff works great plastic to plastic. So I cleaned it all, pulled the joint apart and just gooped the silcone to it pushed the pipe back in and coated it outside with thick film and let it dry 24 hours..

Well the next day I filled the bathtib up, I mean right to the overflow, pulled the plug and ran downstairs to man the buckets...:)
Not a drop of water.......:)

So I hung a couple pieces of drywall, taped the seams, and in the end ran out of drywall goop ( must get more)

So now it looks like this..:)

It was a leak, leaks happen. Your PM should have been the one on the line for it and the one to have it fixed.

yes this is true but since I repaired it..I moved all wires off the ceiling and made sure they pointed up so the electrical caps do not hold water...And it was botched to begin with...Honestly I have made it better..safer at least..so i am gonna take the chance, he really wants to *****...we can get a home inspector in here and just close this house down and he gets no rent..LOL


and besides.....I trust my work..;)

Oh no worries the fight is to come...I'm Indian, so I'm only good at 2 things...WAR AND REVENGE...:cowsleep:

yeah the repair looks ok, I have to add more compound to finish the stucco effect, but that is in a couple days...

All in all...I'm pleased..:)
